Spring Recovery

The spring selling season is well under way with consumer confidence on the rise, all time low interest rates and some pent up demand, the market appears to be making a recovery at least here locally. Pending sales last month were up 27% and inventories are 30% below last year, buyer demand has heated up and they are out in force. Homes that are in good condition, in good neighborhoods and priced appropriately are selling quickly; sometimes within the first few days, sometimes with multiple offers, in all price ranges. We are witnessing a very fast paced climate right now with a window of opportunity if you are a seller and what may be a very frustrating time if you are a buyer. We are also seeing prices firming as buyers rush in to scope up good homes, leaving the short sales and foreclosures behind.
